I moved into my unit where there was a current tenant, as soon as I entered the property there was dirt and grime littered on the floor. I had just came from a bad situation similar to this so I ignored it and headed to my room where my blinds were stained with dust and ceiling fans coated with dust. After making it through the year, requesting every utility bill because they will overcharge you. I was met with a 200$ "full bedroom of paint fee" with a file attached of a blank pdf. This is very frustrating as it is two weeks since I moved out and trying to sign a new lease and having to deal with this poorly managed company.

i’ve lived here for the past 2 years and have loved every bit of it! maintenance issues have always been handled very promptly and the maintenance team is super friendly! the front desk and managers have been a huge help these past couple of years, very kind people! i really appreciated the fact they kept residents in the loop regarding renewals in order for us to have the opportunity to get the lowest rates possible. utilities can be a little pricey (depending on usage of course), but i do understand the property has no say in that and it is from the city. i also love all of the different amenities offered. some amenities were closed last summer due to renovations, but they are done now and it looks so good! the only reason im leaving is due to starting a new round of schooling, definitely going to miss it!
my advice for anybody looking at signing a lease here is to (1) go through your application thoroughly. there are several questions were you’re asked about roommate preferences, so make sure you read carefully so you don’t mark the wrong option (co-ed, pet friendly, etc…). (2) make sure you know you’re not reserving the entire unit by signing your lease since it is an individual lease. (3) if you don’t have enough potential roommates to fill your desired floor plan, you will have somebody placed in that unit once it gets closer to the start of the lease. the property is very good about calling you and letting you know when the deadline is, in order to try and get everybody placed together! (4) know that you are able to opt out of certain things (like rent plus), it’s not an obligation to have that set up. they are very up front about the fees that will be included. (5) make sure to ask questions about anything that could be an issue or any concerns you have. they are all very willing to help.

Cottage row broke their end of the lease agreement right upon my move in day by failing to clean the home. The unit was appalling. Cob webs everywhere, dog food under my assigned bed. Trash left unattended causing any kind of bug you can think of to appear. We had to pay out of pocket and clean everything ourselves. Maintenance never properly fixed what was needed (even after calling them in more than three times for the same issues) and to top it all off my roomates and I were charged with unnecessary cleaning and damage fees that we had to call and email back and forth to get removed. All of this to say I do not blame the workers under this management, their hands were tied with most of this issues and could not do much, but always responded kindly. The managers themselves however I am extremely disappointed by in their lack of effort and care. Do NOT be fooled by the front houses that line the fences and entry way. They make sure to keep those units in top tier shape while the ones in the back and middle are neglected. The lease agreement is very misleading and I say again Cottage Row does not maintain their end of any of it. I could go on and on, but at the end of the day this establishment is not an ideal place to live in the slightest they screw you over on everything they possibly can.

Do not live here!!
They don’t care about their residents. If you’re planning on living here I highly urge you to reconsider and look elsewhere. Take it from someone who has lived here for 3 years and seen it all. This year they waited until school started to do heavily invasive work on all the houses. They woke everyone up for weeks and worked from 7am-6pm being a complete disturbance. They also don’t care about you at all and just want you to sign and then have to put up with it. They also don’t have the gym or pool or clubhouse or anything they advertise open even though they still advertise it. On their website they show raving 5 star reviews but find someone who has actually lived here and see what they say.
